  • Start with the right ask. Homes initially priced 3–5% below hyper-optimistic comps tend to generate more interest. Pricing $375K instead of $390K, for instance, can mean the difference between zero showings and multiple offers.

  • Be realistic—and educate yourself. Market conditions are evolving. Based on agent insights, many homes were simply overpriced entering the market, reflecting outdated rapid-appreciation expectations. Stay competitive by knowing the numbers. 

  • Use reductions strategically. If a home is getting little attention after roughly two weeks, a price cut of 2–5% can renew interest. Scheduling that drop midweek—like on a Wednesday—ensures listings appear in weekend "hot sheets" and regain visibility. 


For Buyers: These Listings Are Hidden Opportunities

  • Longer days on market ≠ major flaws. A property staying listed for 60 days may simply have been mispriced or poorly timed—not necessarily defective. These listings often offer stronger negotiating power and fewer competing bids. 

  • See past the list price. Overpriced homes can still become great purchases if you recognize them as opportunities—and negotiate wisely. 


What This Means for You in Vegas & Henderson

Even amid regional price adjustments, economists maintain overall optimism. NAR forecasts a 3% uptick in existing-home sales by late 2025, followed by a 14% surge in 2026. Home prices are expected to grow modestly—about 1% in 2025, then 4% in 2026. 


This means the long-term outlook remains strong. Homeownership continues to build wealth—owners generally have significantly higher net worth than renters over time.
